Highland Epoxy Flooring is a concrete coating contractor working in Highland, CA and across the surrounding San Bernardino Valley, with more than twenty years in the trade. We install epoxy garage floors, polished concrete, polyaspartic and polyurea systems, flake and metallic finishes, and the commercial floors that go into kitchens, service bays and shop space.

Most of what we know about this work came from grinding off somebody else’s. A floor that failed after two years tells you more about specification than any product data sheet does, and the habits described below all come from that rather than from a brochure.

Our Approach

An applicator presses a wide push-broom head down a freshly coated sloped driveway that runs from the garage threshold to the street apron.

We test before we quote. Slab moisture is measured with in-situ relative humidity probes to ASTM F2170, or by calcium chloride to ASTM F1869 where that suits the slab better, and the reading goes into the written proposal rather than being discovered later. That matters because vapor moving up through concrete is the most common cause of coating failure in this trade, and it is also the exclusion most coating warranties carry. We would rather find it in the survey than in year two, and we state our own warranty exclusions in writing next to the coverage instead of leading with a number and leaving the conditions unsaid.

Every garage slab gets that test regardless of its age. The California Residential Code exempts garages from the under-slab vapor retarder requirement that applies to living space, so a bay poured in 2004 can sit on bare base course exactly like one poured in 1948, and only a reading separates them. We open concrete mechanically to a named ICRI surface profile rather than acid etching it, and we choose the diamond segment bond against the hardness of the slab in front of us, on the rule that hard concrete takes a soft bond. Where a floor already carries a failed one-part paint or a store-bought kit, removing it is quoted as its own line of work rather than buried in a square-foot price, because in a city where more than half the housing went up between 1980 and 2009 that removal is usually the real job.

Two further habits are specific to working here. Coating category is selected against South Coast AQMD Rule 1113, which caps floor coatings at 50 g/L VOC and industrial maintenance coatings at 100 g/L and treats the two as mutually exclusive, so we quote residential and commercial work from separate product lines because that rule draws a legal boundary rather than a marketing one. And we schedule against slab temperature and dew point rather than against the calendar, since pot life on a hot inland afternoon runs a fraction of what the same product allows in cooler conditions and the recoat window closes with it.

What We Do

We coat residential garages, driveways, patios and pool decks, and we install commercial systems for kitchens and back-of-house areas, auto service bays, shop floors and light industrial space, including polished concrete and concrete resurfacing where a coating is not the right answer. Every job starts with a look at the actual slab and a written, itemized proposal, and estimates are free. Tell us what the floor is doing now and we will tell you plainly what it needs.
